A: The fee a seller pays for listing services is very often computed as a percentage of the selling price of the home and paid at the time of closing. Q: What does full service mean to me?
A: Many realtors who offer choices of how and how much to pay the realtor you select are considered discount or limited service brokers. We are completely full service meaning that we will not only list your home on the MLS, but also offer advice, schedule all showings on the home, negotiate the offer, and attend the closing. These are just a few of the services we provide. |
Q: With your listing plans do I still have to pay a "selling/buyer agent?"
A: Yes. As a requirement of listing your home in the MLS, compensation must be offered to the agent that brings the buyer and we recommend 3% of the selling price paid at the time of closing. |

Q: What is a Comparative Market Analysis (CMA)?
A: When owners offer a home for sale they logically want the best possible price and terms for their property. A "Comparative Market Analysis" or "CMA" is an estimate of value that is prepared by a real estate broker or salesperson that shows recent past sales for like properties and suggests a possible asking price for the owner's property. |
Q: What is the MLS?
A: The Multiple Listing Service (MLS) is the Realtor Association’s computerized list of homes currently for sale, under contract or sold. This is an exclusive tool used by Realtors and appraisers. The MLS is the primary tool used by Realtors to find homes for their buyers. Realtors search the MLS daily to find potential matches for their buyers, thus when new listings are entered, they are immediately evaluated by thousands of Realtors with prospective buyers. The MLS provides the biggest marketing advantage in selling homes. |
Q: When will my listing appear in the MLS?
A: As soon as we sit down with you and review the paperwork and you sign the listing agreement we will enter your home into he MLS. |

A: Yes. Your property will be listed on www.Realtor.com, www.carolinahome.com, and www.bestchoice-realtors.com . www.Realtor.com gives you national exposure to out-of-state homebuyers. We have an upgraded package that allows us to display eye-catching text and 9 photos of your home. These websites will obtain your listing directly from the MLS. |
Q: Will my listing appear on the web sites of other local real estates companies?
A: Yes! Broker reciprocity is when brokers give each other permission to share their listings on each other’s web sites. This gives you even more coverage! |
Q: Will Best Choice Realtors take pictures of my home?
A: Yes. We will take high quality digital photos of your home to submit to the MLS and Realtor.com. We believe that good pictures are a key to marketing your home. Many listings on the MLS only have 1 picture (of the front of the house). We believe that the more we can show about your home, the better. |
Q: Who schedules the showings on my home?
A: We do. An agent that wants to show your home will call us to schedule an appointment. We in turn, will call you to confirm that appointment. The agents will have access to your home via a lockbox on your front door. |
Q: What is a lockbox?
A: We will provide you with a Supra Lockbox that agents will use to access your home. Local agents will use an electronic key that opens the key portion of the box to obtain the key to your home. Agents must update their electronic key monthly with the Charlotte Regional Realtor Association or the key will no longer work. This system allows you to leave the home when you have a showing. Buyers prefer to view a home without the owner present. |
Q: What about open houses?
A: We do not recommend open houses. There are 2 main reasons agents hold an open house and neither one of them benefit the seller. The first reason is to discover potential buyers that the agent holding the open house can try to gain as clients and help them find another property. The second reason is for the agent to meet potential sellers. Many neighbors will take the opportunity of an open house to see what the competition looks like before listing their own home. |
Q: Why should I use a Buyer Agent to find my new home?
A: There are many services we provide as your Buyer Agent besides finding your new dream home! We can tell you what market value is for the home you are hoping to buy and help you negotiate to get the best possible terms. We’ll walk you through every step from contract to closing to help make your buying experience as enjoyable as possible. Many buyers think that if they don’t use an agent, the seller will discount the price by the commission they don’t have to pay. In most cases, this isn’t true. For new home construction most builders factor a buyer agent commission into the price and if there is no buyer agent involved this money goes into a marketing fund for the neighborhood. Therefore the buyer can’t negotiate this off the price of the home. Individual sellers sign a listing agreement that will most likely show the total commission to be paid the listing agent and then the listing agent will split it with the buyer agent. If there is no agent on the other side, the listing agent will most often still charge the entire amount. |
